    Process your first listing

    Upload photos, choose a preset, and download MLS-ready images in under 5 minutes.

    Upload your photos

    Head to the Dashboard and click 'New Listing'. Drag and drop your property photos - JPEG, PNG, HEIC, and WebP are all supported. Lumistate auto-detects room types so you don't have to label anything.

    Shoot in landscape orientation and include at least one exterior, one kitchen, and one living area for maximum listing impact.

    Choose a preset

    Select from built-in presets like 'Clean & Bright', 'Warm & Inviting', or 'Magazine Editorial'. Each preset controls HDR enhancement, sky replacement, color grading, and virtual staging levels. You can preview the effect before committing.

    Start with 'Clean & Bright' - it's the most universally appealing for MLS listings and works well across all room types.

    Process your listing

    Hit 'Process' and Lumistate handles everything: HDR tone mapping, white balance correction, lens distortion fix, sky replacement (if exterior), and optional virtual staging. Most photos finish in 10-30 seconds each.

    You can continue uploading or working on other listings while processing runs in the background.

    Download & publish

    Once processing completes, review each photo with the before/after slider. Download individual images or the full listing as a ZIP. All images are MLS-ready at the correct resolution and format.

    Use the 'Share' feature to send a branded preview link directly to your seller - no download needed on their end.
