The listings that quietly cost you money.
The rental. The pocket listing. The “I'll just snap a few” job - the ones that never justified a photoshoot, so they went live looking cheap, sat, and went stale.
A stale listing isn't a saved expense. It's a commission at risk.

Now they all compete like the ones you paid for.
The workflow
Twenty photos in. One listing out.
No prompts. No editing photos one by one. You drag the shoot in and walk away.
Everything you shot, straight off the phone
1 listing
20 photos · 4 rooms, sorted for you
1 choice
runs all three

Ready listing
Staged, graded and compliance-stamped - waiting for your seller's tap.
The toolkit
One upload. Three fixes.
The AI reads every photo and picks the right treatment. Click a tool - the screen shows the actual render, not a mockup.

The obvious question
"Can't I just do this in ChatGPT?"
You can - and for one photo, it's genuinely great. A listing is twenty.
01 · the batch
A chatbot does a photo. A pipeline does a listing.
20 uploads, 20 prompts, 20 downloads, renamed by hand. Or one upload, every room, minutes.
02 · the walls
General models are paid to be creative. Listings aren't.
A chatbot will widen a room, add a window, invent a beam. Ours can't: the architecture is locked on every render.
03 · the paperwork
The edit is 10% of the job. The liability is the rest.
Disclosure, watermark and audit trail on every export. A chatbot hands you a JPEG and a legal question.
04 · the seller
Sellers don't approve edits in a chat thread.
One-tap approval links, version history, your branding. The client-facing layer no chatbot will build.
05 · the address
Your seller's flat shouldn't be training data.
Location data stripped, photos stored in the EU, deleted on request.
The short version
Use ChatGPT for your holiday photos. Use the thing with an audit trail for the asset you're legally selling.

The boring section. On purpose.
Every export leaves regulator-ready. By default.
AI-edited listing photos are getting regulated worldwide, with new MLS and government rules landing every quarter. Lumistate adds the disclosure, the QR audit trail, and the watermark to every photo on the way out. Nothing to configure.
- AI-edited disclosure
- QR provenance trail
- Per-jurisdiction watermark

From an agent. For agents.
I built Lumistate for the listings that never justified a photographer.
Here's the math every agent knows but won't say out loud: the €500 stager and the €400 photographer only pencil out on the big-commission listings. The studio flat, the tired two-bed, the quick rental - they go live on phone photos shot between showings, because hiring the full crew would eat the whole fee.
So those listings sit. Fewer clicks, fewer enquiries, longer on market - while you're already in the car chasing the next showing.
That gap was killing me. The listings that needed the most help got the least, because the economics said no.
Lumistate flips that. Every listing gets the full treatment now - shoot on your phone between showings, approve one shot, walk out with a set the seller already said yes to. Five minutes, not five days. No crew. No rejection by the MLS.
The trophy listing and the studio flat finally walk in looking like they belong on the same portal.
That's the edge. That's why I built it.
